Our approach

The tree tells the whole story.

Roots, trunk, canopy — the same three things that hold a tree up hold a portfolio together.

Roots

Patient acquisition

We look for well-located communities the market has overlooked, and we underwrite them for a long hold rather than a quick exit. If we would not want to own it in fifteen years, we do not buy it.

Trunk

Hands-on operations

Every property is run with the same care we would give our own home — responsive maintenance, honest communication, and improvements residents actually feel.

Canopy

Legacy and long holds

Steady income, low turnover, and equity that compounds quietly. The goal is not the next deal; it is something worth handing down.

Who we are

We find the diamond in the rough — and turn it around.

Gilfert Legacy Partners buys and renovates apartment communities. We pride ourselves on taking underperforming properties and turning them into high-value, income-producing assets. Together with our partners we have acquired, managed, and sold units worth over $200 million.

It starts with the right property in a current or emerging high-value market. We improve it to attract quality tenants, place a management company that exemplifies care, meet market rents, and deliver superior returns to our investors. Community relationships, access to great deals, and long-term investor relations are what keep margins, passive income, and appreciation climbing.

Our team

Tyler & Kylie Gilfert

Gilfert Legacy Partners was built on relentless hard work, courage, and authenticity. As a family of six, we understand how much a stable future for the next generation matters. Rooted in years of hands-on experience in the mechanical trades and driven by a growth mindset, our mission is to help everyday people build lasting legacies — we do the heavy lifting of finding and managing great multifamily deals so our partners can enjoy passive income.

We are a team of experience, integrity, and consistency, dedicated above all to lasting relationships with our vendors, tenants, investors, and partners — so we can see generational wealth and impact.

Tyler Gilfert

Co-founder · Real Estate Investor

Tyler leads deal sourcing, acquisitions, and the renovation side of every project. Years in the mechanical trades taught him to read a building's real condition before he reads its rent roll — which is exactly how underperforming properties become high-value assets.

Kylie Gilfert

Co-founder · Real Estate Investor

Kylie focuses on investor relations, operations, and the standards our management partners are held to. She keeps communication clear and consistent — updates every 60 days through renovation, and a real person on the phone in between.

Apartment syndication timeline

A five-stage process, on every deal.

The same comprehensive process runs from day one, for consistent returns and risk mitigation throughout.

01

Property discovery & acquisition

Once we identify potential opportunities, our team filters on price, location, and asset quality — so we only pursue properties that can survive the underwriting that follows.

02

Due diligence & final underwriting

Onsite inspections, a financial deep-dive, and risk work across every deal. Only the most qualified move forward.

03

Renovations & ongoing value add

We refresh — sometimes overhaul — underperforming assets. That drives rents and cash flow, limits maintenance expense, and builds long-term appreciation.

04

Stabilizing, refinancing & distributions

After 90 days stabilized we refinance into long-term fixed-rate debt, pay off the short-term loan, and return investor capital. Partners receive updates every 60 days throughout renovation, and we're reachable by phone or email in between.

05

Managing & operating the asset

Any property only performs as well as it is managed. We invest in the systems, processes, and tools needed to run income-producing assets across multiple markets.
